Part 1: Terms of Use

1. About us. This website is operated by Verity Property Concierge ("we," "us," or "our"). These terms govern your use of https://verityflorida.com and our property concierge services.

2. Eligibility. You must be at least 18 years old, or the age of majority where you live, to use our services or become a member.

3. Acceptable use. You agree not to use our website or services to: break any law; submit false or misleading information; attempt to gain unauthorized access to our systems or other users' accounts; interfere with the operation of the website; or use automated tools to scrape or copy our content without permission.

4. Accounts and property information. If you create an account, you are responsible for keeping your login details confidential and for all activity under your account. You are responsible for the accuracy of the property and access information you give us, and you confirm you have the right to authorize services at the properties you submit. Notify us right away of any unauthorized use.

5. Services. Our concierge services may include coordinating third party vendors and providers. Unless we say otherwise in writing, independent vendors are responsible for the work they perform. The scope, fees, and terms of your services are set out in your Membership Agreement or service order.

6. Intellectual property. All content on this website, including text, logos, graphics, and design, belongs to us or our licensors and is protected by law. You may not copy, reproduce, or distribute it without our written permission.

7. Disclaimer of warranties. Our website is provided "as is" and "as available," without warranties of any kind, express or implied, to the fullest extent permitted by law. We do not guarantee that the website will be uninterrupted or error free.

8. Limitation of liability. To the fullest extent permitted by law, Verity Property Concierge and its owners, employees, and partners are not liable for any indirect, incidental, special, or consequential damages arising from your use of the website or services. Our total liability for any claim will not exceed the amount you paid us in the 12 months before the claim.

9. Third party links. We are not responsible for the content or practices of third party websites linked from ours.

10. Governing law. These terms are governed by the laws of the State of Florida, without regard to conflict of law rules. Any dispute will be handled in the courts located in Florida, unless your Membership Agreement says otherwise.

11. Changes. We may update these terms at any time by posting the revised version with a new effective date. Continued use of our services means you accept the changes.

Part 2: SMS Terms

Program name: Verity Property Concierge Text Messaging Program.

Program description. By opting in, you agree to receive recurring automated text messages from Verity Property Concierge at the mobile number you provided. We send two kinds of messages:

Service (non marketing) messages: appointment and service scheduling, confirmations and reminders, arrival and visit updates, property and request status updates, account and billing notices, and replies to your questions.

Marketing messages: promotions, special offers, new service announcements, and event invitations. You receive these only if you separately agree to them.

Sample messages:

Service: "Verity Property Concierge: Your service visit at your property is confirmed for Tue at 10 AM. Reply C to confirm or call us to reschedule. Msg&data rates may apply. Reply STOP to opt out, HELP for help."

Marketing: "Verity Property Concierge: Members save 15% on seasonal property services this month. Book at https://verityflorida.com/home. Msg frequency varies. Msg&data rates may apply. Reply STOP to opt out, HELP for help."

How you opt in. You opt in by checking the consent box(es) on our forms, by texting a keyword to our number, or by giving written consent when you sign up. You choose whether to consent to service messages, marketing messages, or both. Consent to receive marketing texts is not a condition of any purchase or membership.

Message frequency. Message frequency varies depending on your account activity and the services you request. Marketing messages are sent up to 4 times per month.

Costs. Message and data rates may apply, depending on your mobile plan. We do not charge for messages, but your carrier may.

How to opt out. Reply STOP to any message at any time to cancel. You will receive one confirmation message, and then no further messages. You may also opt out by contacting us in any reasonable way, such as emailing [email protected] or calling +1 772-444-8877.. To rejoin, reply START or sign up again.

Help. Reply HELP to any message, or contact us at [email protected] or +1 772-444-8877.

Carriers. Carriers and Verity Property Concierge are not liable for delayed or undelivered messages. Service is available on major U.S. carriers, and coverage may vary.

Your number. You confirm that you are the subscriber or authorized user of the mobile number you provide. Please tell us if your number changes or you no longer use it.

Part 3: Email Consent Disclosure

By providing your email address and agreeing to receive emails, you consent to receive messages from Verity Property Concierge, which may include account and membership notices, service confirmations, invoices and receipts, newsletters, and promotional offers.

Frequency: Email frequency varies depending on your account activity and the messages you have chosen to receive.

Unsubscribe: You can opt out of marketing emails at any time by clicking the "unsubscribe" link at the bottom of any email, or by emailing [email protected]. We will process your request within 10 business days. Even if you unsubscribe from marketing emails, we may still send you important non promotional messages about your account and services, such as receipts, scheduling notices, security notices, or legal updates.

Consent is not a condition of purchase. You do not have to agree to receive marketing emails to buy from us or become a member.

Sharing: We do not sell or share your email address with third parties for their marketing purposes. See our Privacy Policy for details.

Electronic communications. You agree that we may provide notices, disclosures, and agreements to you electronically, and that electronic delivery satisfies any legal requirement for written communication. You may withdraw this consent by contacting us, though this may limit your ability to use some services.

Part 4: Membership Agreement Access & Request Process

Your Membership Agreement is the contract between you and Verity Property Concierge that sets out your membership terms, fees, and obligations. You have the right to see it at any time. Here's how to request it.

Who can request. The member named on the agreement, or a person the member has authorized in writing.

What to include. Your full name, the email address or phone number linked to your membership, the property address on your account, and a description of what you need (for example, a copy of your signed agreement, a copy of the current terms, or details about a specific provision).

Identity verification. To protect your account and property information, we will verify your identity before releasing any records. We may ask you to confirm details such as your address, membership number, or the last four digits of your payment method. If someone requests on your behalf, we will need your signed written authorization.

Response time. We will acknowledge your request within 2 business days and provide the requested documents within 10 business days. Copies are delivered by secure email or another agreed method, and are provided free of charge.
